Balcony Bill SB-326 SB-721

"BALCONY BILL" REPAIR SERVICES

California has enacted two balcony bills, SB-326 and SB-721, which ensure the repair and rebuild of Exterior
Elevated Elements (EEE) to enhance safety in apartment and condo complexes. These bills apply to all multi-family residential buildings that are more than three years old and have more than three EEE. Any safety threats EEE may pose to building occupants must be reported by an inspector to the local Building and Safety Department. Victory Builders’ expertise as an HOA contractor with superior, action-driven results means that your building’s repairs are made quickly and professionally.

YOUR SAFETY IS OUR PRIORITY

EEE is subject to wear and tear due to weather conditions and regular use. This wear and tear can cause structural damage, which can lead to accidents and injuries. Victory Builders understands that repair and rebuild of EEE is necessary to address any potential safety hazards and maintain safe and secure outdoor spaces. We work with focus and efficiency to complete your repairs causing the least amount of disturbance to your residents.

FAQs

What is the Balcony Bill SB-326 and SB-721?

Balcony bills SB-326 and SB-721 require regular inspection of condos’ and apartments’ EEE to detect potential safety hazards. Immediate repairs or rebuilds of unsafe balconies or decks are demanded. These bills apply to all multi-family residential buildings that are more than three years old and have more than three exterior elevated elements.

Why are Balcony Bills SB-326 and SB-721 Necessary?

The passage of these balcony bills followed several tragedies that occurred in California, where balconies and decks failed, resulting in fatalities and injuries. The balcony bills aim to enhance safety standards by ensuring regular inspection, repair, and rebuild of EEE. Failure to comply with these bills may lead to severe penalties, including fines, lawsuits, and even criminal charges.

What is EEE?

Exterior elevated element refers to the following types of structures, including their supports and railings: balconies, decks, porches, stairways, walkways, and entry structures that extend beyond the building’s exterior walls and have a walking surface elevated above ground level. These structures must also be intended for human occupancy or use and rely entirely or primarily on wood or wood-based products for structural support or stability.

By when should the inspection of EEE occur?

Both Senate Bills require inspections of existing buildings to be completed by January 1, 2025. SB-326 requires condos to have subsequent inspections performed every nine years, while SB-721 requires apartments to be inspected every six years thereafter.

Does Victory Builders perform inspections?

Victory Builders focuses on the repair or construction of EEE for condos and apartments through the HOAs in North Los Angeles County such as Santa Clarita and San Fernando Valley.
